Escrow

- Provide fully executed purchase contract to desired escrow company
- Send escrow company details on seller and contact info
- Confirm buyer has wired EMD in the agreed upon time
- Provide resources for home repairs, insurance, title, warranty to seller as needed
- Provide seller a visual roadmap of important deadlines in escrow process
- Guide seller in proper steps and expectations of transaction experience
- Coordinate contractual obligations with seller and buyer agent
- Provide access to home as needed for home inspection, appraisal, and any visiting needs
- Negotiate repairs on property if applicable
- Keep continuous contact with seller, buyer agent, and escrow to ensure transaction is on schedule
- Remove contingencies per contract deadlines ONLY when all necessary terms have been agreed in writing by both parties
- Ensure seller has scheduled final escrow documents and escrow/buyer is ready to close on time
- Schedule final walkthrough a few days prior to final closing date and verify property is ready to close
- Finalize all required contractual documentation and prepare seller for closing
- Request utility information for new property from seller to provide to buyer agent
- Ensure buyer sends final downpayment funds and escrow finalizes transaction
- Wait for escrow notification of property recorded title before notifying seller that property has successfully sold
- Congratulate seller on the transaction and provide gifts if applicable
Post-transaction Assistance

- Follow up with client to ensure events after the sale of property has gone smoothly
- Provide market analysis periodically to help keep client up to date on market trends
- Assist client as needed on real estate related topics if asked
- Continue to keep in touch with client as they may provide referrals or ask to buyer/sell properties in the future
